Special By-Law 30: Lot 10 Works

The owner of Lot 10 shall be permitted to renovate the existing bathroom and laundry. which includes the conversion of the laundry into a combined lanndny/washroom, and shall be permitted to penetrate common property floors for the purposeosf this renovation. in accordance with the Scope of Works and Plans. : Upon completion of the renovation, the owner of Lot 10 shall have the right of exclusivusee and enjoyment of the area occupied by the Works as described. Part i Grant of Right 1.1 Notwithstanding anything contained in any by-law applicable to our strata . scheme, the Owner has the special privilege to carry out the Major Works (at the Owner's cost and to remain the Qwner’s fixture) and the right of exclusive use and enjoyment of those parts of the common property attached to or occupied by the Major Works, subject to the terms and conditions contained in this by-law. Part 2 Special By-Law 2.1 The provisions of Parts 2 and 3.2-3.12 (inclusive) of Special By-law No. 26 Major and Minor Works Approval Programme are adopted for the purposes of this by-law with the exception of the addition of the definition of “Plans” (where applicable) and the amendment of the defimtion of “Major Works”. “Quer” and “Lot” as follows. Part 3 Definitions 3.1 In addition to the definitions in Special By-law No. 26 “Major and Minor Works Approval Programme’. the following definitions are also adopted: a} “Lot” means Lot 10 in Strata Plan No. 16384 b} “Major Works” or “Works” means the works ta the Lot and the common property to be carried out in connection with the bathroom and laundry renovation works for the Lot mecluding all works detailed in the Plans and includinbugt not luted to: Page 60 of 77 Gf

1) Replacement of existing floor and wall tiles and associated waterproofing in laundry and bathroom it) Installation of new fixtures in laundry and bathroom i) Installation of an additional toilet in laundry to convert to combined washroonvlaundry iv) Adjustment of internal gyprock walls; and ¥) The restoration of lot and common property (including the Lot) damaged by the works referred to above. all of which is to be conducted stnetly in accordance with the Plans (where applicable) and the provisions of this by-law. c) “Owner” means the owner or owners for the time being of the Lot. d) “Plans” means the plans/drawings prepared by Renocoin Pry Ltd and dated 13 August 2024 a copy of which were tabled at the meeting at which this by-law was passed and which may be attached to this by-law. | Part 4 Conditions 4.1 The Owner must comply with any conditions set out by the Owners Corporation in relation to the Major Works. The conditions set out in Special By-law No. 26 Major and Minor Works Approval Programme are adopted for this purpose. | 4.2 Further to Clause 3.5 of Special By-law No. 26, the Owner undertakes to erisure all Works are compliant with the additional! fire standards identifed and imposed by the ‘Fire Order’ scheduled for completion in 2024.
